Help with qualifying.

   Even if you don't have an established credit history, you should have the opportunity to find a mortgage that works for you. So here are some choices where all you may need is a favorable 12 month payment history.

   Federal Housing Administration (FHA) loan.

   These loan are available for first-time and low-to moderate income homebuyers. These loan offer easier loan qualifications than conventional loans. You may even be able to include closing costs as part of you loan amount. Maximum loan amounts vary by state.

   Down payment assistance programs.

   Local governments is many states also offer special financing programs to help you fund you down payment and or closing cost.

   State and local bond programs.

   Loan programs that feature flexible qualifying guidelines to help first-time homebuyers are available in many state and counties.

    Veterans Affairs (VA) government loans.

    These allow a 0% down payment and loans up to the conforming loan limits for eligible veterans.
